Summary

Our client in Real Estate Development is looking for a young vibrant, keen to detail individual to fill the role of an accountant. This an engaging role that requires strong communication and strong soft skills including strong relationship management skills. As a construction accountant you will play a crucial role in managing the financial aspects of construction projects and real estate transactions.

Roles and Responsibilities:

  • Financial Reporting: Prepare and maintain financial statements, including income statements, balance sheets, and cash flow statements. Ensure accuracy and compliance with accounting standards and regulations.
  • Budgeting and Forecasting: Assist in the creation of project budgets and forecasts. Monitor actual expenses and revenue against budgeted figures and provide analysis and recommendations.
  • Cost Control: Implement cost control measures to optimize project profitability. Track construction costs, including materials, labor, subcontractors, and overhead.
  • Tax Compliance: Ensure compliance with tax laws and regulations related to real estate transactions and construction activities. Prepare and file tax returns, including property taxes, sales taxes, and income taxes.
  • Financial Analysis: Conduct financial analysis to assess the financial viability of potential real estate investments and construction projects. Evaluate risks and returns to support decision-making.
  • Accounts Payable and Receivable: Oversee accounts payable and receivable processes, including invoicing, payments, and collections. Manage vendor relationships and payment schedules.
  • Project Accounting: Track project-specific financials, including job costing, progress billing, and change orders. Ensure that project costs align with the budget and revenue projections.
  • Financial Software: Utilize accounting software and tools to streamline financial processes, generate reports, and maintain accurate records.
  • Auditing and Compliance: Prepare for and participate in internal and external audits. Ensure compliance with industry regulations and company policies.
  • Cash Management: Manage cash flow by forecasting cash needs, optimizing cash resources, and monitoring bank accounts.
  • Financial Strategy: Collaborate with management to develop financial strategies that align with the company’s goals and objectives. Provide financial insights and recommendations.
  • Documentation and Record Keeping: Maintain organized and detailed financial records, including contracts, invoices, receipts, and other relevant documents.

Qualifications:

  • A bachelor’s degree in accounting or finance.
  • CPA (Certified Public Accountant) or other relevant certifications is preferred.
  • 5 years of experience in accounting roles, preferably in the construction and real estate industry.
  • Strong knowledge of cost accounting, as well as other accounting principles, tax laws, and financial regulations.
  • Proficiency in accounting software and Microsoft Excel.
  • Excellent analytical and problem-solving skills.
  • Attention to detail and strong organizational skills.
  • Effective communication and teamwork abilities.
  • Knowledge of real estate market dynamics and construction processes is a plus.
